The valuation
The preliminary valuation of an item is the first phase of the auction. It corresponds to the potential value of the item, determined following an appraisal and expressed as a price range between a low estimate and a high estimate.
Please note: the estimate given by the auctioneer or an expert is not the sale price, nor is it a guarantee that the property will be sold at that price. It is an indication given to the seller and the bidders.
The reserve price
The seller may request that his property not be sold below a certain price, known as the reserve price. This reserve price may not be higher than the low estimate of the property. It must be agreed in writing between the seller and the auction house. If the reserve price is not reached by the bids, the unsold item is "repurchased"; it is returned to its owner or put up for sale again with the owner's agreement, either by private treaty or at a later auction.
Sales guarantee
OVVs can guarantee the seller a minimum hammer price. If the guaranteed price is not reached, the OVV may buy the item on its behalf at the guaranteed price and reoffer it for sale, or pay the seller the difference between the hammer price and the guaranteed price.
The "after-sale
If the item does not find a buyer at the auction, the law allows the auction house, with the seller's agreement, to sell the item "de gré à gré", i.e. directly to a person who has made a purchase offer at a fixed price.
